Whistler & Pemberton Market Snapshot: How Did June 2026 Look?

June is in the books, so let's take a quick look at how the Whistler and Pemberton real estate markets moved compared to May. Here's what happened, in plain terms.



Whistler: A Typical Summer Slowdown

June played out pretty much as expected for this time of year — sales cooled off a bit while the number of homes for sale ticked up slightly.

More homes came onto the market, especially in a couple of categories:

Chalets saw a nice jump, from 73 listings in May up to 86 in June.
Shared ownership listings also grew, from 18 up to 25.
Townhomes and condos stayed pretty much where they were compared to May.

Sales cooled off for some property types. Chalet and townhome sales softened a bit in June, while condo and shared ownership sales held steady and didn't really change.

What does this mean? Nothing out of the ordinary — this is a fairly typical seasonal pattern. As more visitors arrive in Whistler for the summer, sellers actually have a great opportunity ahead of them: more people in town means more potential buyers walking through open houses and touring properties. It'll be worth watching how the market responds as summer continues.

Pemberton: Small Market, Small Shifts

Pemberton saw a bit more inventory come onto the market in June, while sales activity eased slightly compared to May. Because Pemberton is a smaller market, it doesn't take much for the numbers to shift — so it's worth keeping these changes in perspective.

Listings ticked up in a few categories:

Townhomes increased from 11 to 15 listings.
Condos doubled, going from 3 up to 6.
Chalets and chalet-with-acreage properties stayed about the same, with just one more listing than May.

Sales were fairly steady overall, with only small changes month to month:

One fewer chalet sale
One additional townhome sale
No condo sales in June
One vacant land sale

The good news for sellers: while it may be taking a little longer for homes to sell right now, prices have held steady through the first half of the year. That's a good sign of a stable, resilient market — even if things move a bit slower than usual.

The Bottom Line

Both Whistler and Pemberton had a quiet, seasonally typical June — a bit more choice for buyers, and steady prices for sellers. With summer in full swing and more visitors coming through, it'll be interesting to see whether buyer activity picks up over the next couple of months.
