Speaking of changes, the Conservative government’s announcement that they will change the rules for Income Trusts is having significant effects in the market place. The dollar is down and any thoughts of the US and Canadian dollars being at par in the short term are out the window. The stock markets are taking a beating and that means the dollars are heading to the bond market which lowers rates for longer term mortgage money. The silver lining in this is that non residents will gain back some of their purchasing power due to favourable exchange rates. In addition, it looks like mortgage rates may drop sooner that expected which is always good news in our business.
Speaking of exchange rates, we now offer the ability for non residents to make their mortgage payments abroad in their own currency and have it automatically converted, transferred and paid to their lenders in Canada at the best possible exchange rates. As non resident customers are usually moving significant amounts of cash to Canada for the deposit and mortgage payments, this can make the difference of thousands of dollars to them.
