Clean the tracks on your sliding doors and windows. |
| WHY ? |
Cleaning and lubricating the tracks improves the operation of your doors and windows. They'll slide like new again.
Tracks can fill with water from rain or condensation. Drain holes are provided in the tracks to allow this water to drain to the outside of the building. These drain holes have a habit of filling with debris such as dead bugs. With the holes plugged, the water makes its way into the house. This usually shows up as water damage below the bottom two corners of windows. With doors, the damage is often more extensive, but less obvious. Concealed floor joists and sub flooring can be damaged. This kind of damage is sometimes visible in an unfinished basement immediately below the door.

| HOW ? |
It varies from window to window. Some can be easily lifted out of the tracks -- others not. If the window can be lifted out, do so. With the windows removed, vacuum the tracks and use a coat hanger or something similar to make sure the drain holes are clear.
Because of their size and weight, we don't recommend lifting sliding doors out of their tracks. Windows that can't be removed should be treated like doors. Slide them to one end and clean half the tracks, then slide them to the other end and complete the job. |

When lubricating doors or windows, use a stick lubricant which can be rubbed on the tracks. Liquid lubricants such as oil or grease are not appropriate and powdered graphite is too dirty. If a stick lubricant is not handy, a crayon or a candle will suffice. |
